Understanding your repair options: steel piers vs. concrete piers

We use pressed pier systems exclusively. That means no helical piers, no drilled piers. Pressed piers are driven into the ground until they reach load-bearing soil or bedrock, providing stable, reliable support for your foundation. The choice between steel and concrete comes down to your project requirements and budget.

Steel pressed piers

Steel pressed piers are our primary recommendation for most residential and commercial foundation repairs. They are driven deep into stable soil, then used to lift and stabilize the affected sections of your foundation.

Concrete pressed piers

Concrete pressed piers are a solid alternative for clients where project requirements or budget make them the better fit. They provide reliable structural support with a 10-year warranty.

Both systems provide foundation lifting and stabilization for slab foundations. The warranty covers pier performance only, and does not extend to cosmetic damage, cracks, water intrusion, or non-pier structural components.

Going deeper: chemical soil stabilization

Piers address the structural consequences of unstable soil. Soil stabilization addresses the soil itself.

Central Texas clay soils are highly expansive. They absorb water and swell, then dry out and shrink. That cycle of movement is what pushes and pulls on your foundation over time. Piers can stabilize your foundation structurally, but they don’t stop the soil from continuing to move.

Chemical soil stabilization changes the composition of the clay. By injecting a stabilizing compound into the soil, we reduce its ability to swell and shrink. The result is soil that is measurably more stable, and a foundation that has less movement pressure working against it.

What makes this different from foam injection?

This is an important distinction. Polyurethane foam injection fills voids beneath a slab and can provide lift. It does not change the chemistry of the clay soil, and it does not prevent future soil movement.

Chemical soil stabilization permanently alters the soil’s behavior. It is a fundamentally different process with a fundamentally different outcome.

Engineering and certification

Every soil stabilization project at Concrete Leveling Technologies includes full geotechnical involvement:

  1. Soil samples are collected from your property
  2. Samples are submitted to a licensed geotechnical engineer for laboratory testing
  3. The engineer measures swell potential and confirms stabilization effectiveness
  4. The engineer provides a stamped certification letter confirming soil movement has been reduced to approximately 1% or less
  5. That stamped documentation isn’t just a formality. It’s something you can use in real estate transactions, share with potential buyers for confidence, and provide to lenders who need verification of soil conditions.

 

Soil stabilization is the only service where we bring in engineering certification. If documentation and long-term confidence matter to your project, this is worth a conversation.

How foundation repair works

We keep the process clear and the disruption minimal. Here’s what to expect:

1. Assessment

We start with a visual inspection and elevation readings to understand the extent of movement and identify the most affected areas of your foundation.

2. Repair plan

We recommend the appropriate repair method, whether that’s pressed piers, soil stabilization, or a combination of both. We’ll explain the reasoning, the warranty, and what outcomes you can expect.

3. Installation

Pier installations for small to mid-size residential projects typically take one to two days. Full perimeter repairs generally take three to five days. Soil stabilization timelines vary based on project scope.

4. Documentation and completion

For pier projects, your warranty is provided at completion. For soil stabilization projects, you receive full documentation of the stabilization work and the engineer’s stamped certification letter.
